Project Scope

Axis was contracted by Fraser Roofing to renovate an existing warehouse/storefront into corporate office space. The existing building was a former parts warehouse that Fraser (the client) occupied for a storefront and pseudo-office space. Axis worked with the client through programming, design development, construction documents, permitting, bidding, and construction management.

No record plans existed for the building, so Axis measured the building and conducted a structural inspection of wall framing and roof structure. Based on our inspection, we determined the second floor of the building was independent of the primary structure. Our inspection and structural analysis also revealed that the second-floor structural system was inadequate for the intended use and all undersized members needed replacement, and additional bracing was necessary to handle the additional loads.

As a result of the programming, four executive office spaces, an open work area, a break room, a high-tech conference/training room, new ADA-accessible restroom, and remodel of existing restrooms were included in the newly generated space. All new HVAC, plumbing, and electric were designed throughout the existing space.
